[Cob] Cob financing??? and rant

Hi,

I'm just coming into this discussion, so sorry if I am repeating other 
information. I just want to share that when I purchased my land I was able 
to use a local title company who were extremely helpful. They helped me type 
out the initial offer contract (since they knew all the local regulations 
they had the correct legal jargon), then handled all the closing. There were 
no realtors involved throughout the transaction. This service was free for 
using their company, and was contracted through Title Insurance expense to 
the seller. Even the nicest local realtors insisted on a commission, or a 
minimum $500 to even give me a form. You might research this option if you 
are buying in a rural area.

P.S. I found my land by writing to all the vacant landowners in my town. 
Everybody told me land in town was not available, but I got a response right 
away, wanting more than I offered (which was low) but with owner financing. 
It ended up being a cash transaction but you might research this as well. If 
you want more info, just send me an email and I will be happy to share more 
about my experience.
