It was going to be purchased by a land developer who was going to sell off the mobile home with a little acerage to cover most of his costs and then divide the rest of the land into lots but the buyer he had for the mobile home couldn't get financing.    The mobile home is a 5 year old clayton double wide on FHA or FMHA (I can't remember which) concrete runners. Its an 80 by 28, 4 bedroom two bathroom.  It features such extras as a large kitchen with island, walk in pantry, nice sized utility room, two living areas, sitting room off of master, large walk-in in master, two sinks in both bathrooms, and a glamour jacuzzi tub.  All of the walls but the 3 smaller bedrooms and the closests and utility room have been plastered or wallpapered.  There is also a circular gravel driveway.  The land developer was going to sell it for 100k on a little bit of land. With a little bit of work it would probably sell for more.  I can send pictures upon request. The land is 250 feet wide (give or take 5 feet at both ends) and 1650 feet long (once again give or take 5 or 6 feet).  Its on a paved road maintained by the county.  Its length shoots straight back into the woods.  The land is tree covered with big beautiful mature hardwoods and sits in the Ozark foothills with two wet weather streams (since this is Arkansas there is water in those streams for about half the year) and hundreds of white dogwoods (I keep loosing count around 300).  You haven't truly "looked" at a dogwood until you see it at night in the spring when your staring at a full moon through its silvery white peals.  Near the back of the property sitting on a hill with a wintertime view of the mountains and a view of one of the wet weather streams are the beginnings of Earth Bag home.  Some examples of local wildlife include heards of deer (I frequently see a heard of 14 on them back there), squirells, beaver, racoons, a golden eagle that visits once a year, and the rare black bear or cougar.  You might even catch a glimpse of that big 22 point buck that manages to outsmart the deer hunters year after year.   Its nice and quiet back there and on a moonless night its pitch black.  Just you and mother nature.  I have developed Fybromalgia and can't complete the project I started and its getting more and more difficult for me to navigate these hills.  City water and high speed cable internet are available at the street. Unlike the real estate market in most areas the property value here has continued to rise.  The value of land in the area has doubled in the last 5 years.  The land is 2.5 miles from lake Dardanelle and 4 to 5 miles from the nearest boat ramp.  Its also a 7 to 10 minute drive from the city of Russellville which has been voted by CNN money as number 10 on there top 100 list of most affordable places to live.  The job market in Russellvile has remained steady despite the current state of the economy.  The cost of gas here is currently 3.49 per gallon.   The land developer appraised the property at $131750 I will gladly sell the house and 7.35 acres of land for 110 thousand dollars.  I need to sell quickly before I loose the contract I have on another house in town and thats all I need to get into the other house.
