Cob re: More Tax Sale GoodiesSANCO Enterprises <Paul & Mary Salas> chansey at earthlink.netWed May 19 23:07:17 CDT 1999
Lots of Land Greetings, Well, it's time for the usual update on goodies from the last two tax sales I attended. The first sale was on 5/12 and I purchased 5 parcels for a total of 4 acres for just $850. There were 29 registered bidders for 189 properties and only 12 actual buyers. The parcels are not too far from an earth bermed house that is totally of the grid in west Rio Rancho, Sandoval County, New Mexico. There are a total of three buildings on the property with only a step down entry and about 4 feet of the house sticking out of the ground. The entrance looks very appealing and gives the initial impression that it is a "real home" !!!! Today there were 59 registered bidders for 181 parcels of land. I purchased 1 1/2 acres (3 side by side 1/2 acre lots) with power lines at the rear of the property for $4400. A real bargain considering that it costs $12 lin/ft to install power in the area. These properties are very close to the previously acquired lots purchased t the December sale. There will be 3 more auctions in August for the same area. I suppose if you are not fond of cactus, sage brush, pinon, juniper or range cows visiting from time to time, and only 5 minutes from a grocery store, then this type of land purchase may not be of interest to some on the list. If you want to be 4 to 6 miles from the store, access by paved road, no power, a water well at 600 feet, then you'll have to pay about $150 an acre at the tax sale. There were 3 parcels today that sold for over $22,000--large homes in the area. If you are interested in tax sale land in New Mexico, visit http://www.state.nm.us/tax/ptd/salesche.htm. Good luck to those who seek land ownership. Paul Salas SANCO Enterprises, LLC Albuq., NM
