Jill,
1.Interior walls do not have to be as thick as exterior walls unless
they are bearing walls. What is a bearing wall?Any wall that is neccessary to
support any part of the structure that is above it.Non-bearing interior
walls can be as thin as you can practicably make them without worrying about
punching through it through every time you lean on it!In conventional
constuction most interior non-bearing walls are 4 1/2 inches thick:3 1/2
inch stud with 1/2 inch of drywall on both sides. You can make them whatever
you like.
2.Any competent architect can do what you ask.Going to one however does
not mean you will avoid costly mistakes.Going to one may be a costly mistake
itself! Most building departments do not require architectural drawings for a
permit.Look around and see if you can find a draftsman or a friend with a
little experience doing house plans.Do you need plans? Are you going for a
permit? If not,can you work from your floor plan? One of the beauties of cob
is that you don't need experience in building. But it does help to have some
idea about what you are doing.Read "The Hand-Sculpted House".It walks you
through a lot of things you need to think about. What questions it doesn't
answer you can get answered elsewhere. This list is loaded with competent
people who can probably answer any questions you may come up with.
3.Volumes have been written on this one. Here again "The Hand-Sculpted
House has some good input. The most important area for air exchange is in the
roof system, depending on the kind of roof you use.
4.The foundation needs to extend into the ground to at least the DEPTH
of the frost line. How far above it goes isn't relevant./
Hope this helps. If not I am sure someone else here can!LOL!

  1. Are interior wall just as wide as exterior walls?
  2. Does anyone know an architect that can take our floorplan drawing and
create plans? We want to be sure to avoid costly mistakes, and we have no
experience building a house.
  3. What about air exchange to prevent moisture build up? (My family built
a house - stick house - and forgot about this, and now the upstairs walls
are peeling)
  4. You make the foundation higher than the frost line by how much?
