[Cob] Tankless H2O heater

I use tankless water heaters in my rentals and have been very happy except
one thing - I had a unit burn out becuase I did not pay attention to a tiny
line fo detail in the installation guide that was about the hardness of the
water.  make sure you test the hardness and get a water softener if
needed.   They are not covered by warrenty if this is the reason they break.
- it clogs inside then leaks with hard water.
